Overview / Job Summary

Altus Group has an immediate opening for a Cost Consultant, Mechanical within our Cost Consulting & Project Management division in our downtown Toronto office.

The Cost Consultant, Mechanical will provide a variety of cost consulting services to new and existing clients as directed by the managing senior staff member.

Roles and Responsibilities

  • Provide a full range of cost estimating and project management services to new and existing clients
  • Inspect and assess mechanical elements throughout various building and infrastructure projects
  • Collaborate with various internal/external partners to obtain the necessary information to prepare reports
  • Preparing estimates at various stages of the design process, from conceptual design to pre-tender stage
  • Assisting in the pricing of estimates and tender analysis
  • Completion of design efficiency analysis, along with full trade and elemental take-off
  • Undertaking and completion of periodic site inspections & progress reports
  • Preparing front-end cost reports to support cost estimates
  • Assisting in preparation of change order review analysis
  • Lifecycle Analysis (cost estimate, current condition, remaining life, maintenance cost, etc.)
  • Maintaining ongoing client communication and resolving issues as required. Escalating issues to the next level of management as required.
  • Managing client relationships in a manner that leads to contract renewal, referrals and service expansion including up-sells and cross-sells
  • Achieve the goals within the parameters set for financial, time and people resources
  • Some overnight travel may be required on an as needed basis

Skills and Competencies

  • Excellent communication skills – interpersonal, written & presentation

  • Intermediate level of understanding of Mechanical and Plumbing systems and how they work in various types of buildings

  • Good understanding of SF costs and design requirements for mechanical for various types of buildings
  • Working towards PQS and / or MRICS designation is required
  • LEED accreditation or P. Eng. designation is an asset
  • Understanding of the construction industry - development, contracting & consultant services
  • Experience working at a consulting firm (billable environment) is an asset
  • Excellent knowledge of Excel, Word, and On-Screen Take-off
  • Experience with CostX software and Sharepoint is an asset
  • Strong knowledge of CIQS standard method of measurement – elemental/trade, Uniformat, Provincial lien act and Standard contract conditions – CCDC
  • Understanding of various procurement methods and scheduling
  • Periodic visits to construction sites / high rise developments with some exposure to weather elements

Education and Experience

  • +3-5 years of related experience in mechanical cost consulting/estimating
  • Post-secondary degree/diploma in Mechanical Engineering or related discipline

Reporting to the Project Manager and Construction Manager, the Cost Estimator is responsible for supporting the Design Build Solutions team in ensuring all projects are properly costed and forecasted for tender. The primary focus will be on current projects in Ontario.

Roles and Responsibilities

  • Review projects in-depth to estimate costs and schedule deliverables.
  • Prepare materials, labour and equipment cost estimations necessary to successfully carry out a construction project according to proposals, plans, estimates and specifications.
  • Prepare detailed quantity take-offs of material to allow project materials to be ordered, i.e. flooring, trim, wall vinyl, etc.
  • Prepare and/or coordinate the preparation of full cost estimates on conceptual, design-build or general tender work.
  • Draft and create detailed scope of work documents with the assistance of the project manager.
  • Establish unit costs, labour rates, productivity factors and location impacts.
  • Review all final estimate packages to ensure accuracy and completeness, prior to formal quotation.
  • In preparation of full cost estimates, interpret documentation, specifications, and design drawings to define scope/contents of estimates.
  • Review/analyze bid packages from subcontractors.
  • Maintain large working files as supporting documentation for estimating figures including current, accurate information on prices from venders through exclusive contact, marketing material, pre-existing price lists, etc.

Skills and Competencies

  • A minimum of 5 years’ experience working in Cost Estimation role on new build commercial and residential construction projects.
  • Ability to use cost-estimating software to prepare quantity takeoffs, cost quotes and bids with proficiency in at least one commercially used cost estimating software application

Education and Experience

Post-secondary training and hold a degree or diploma construction/engineering, or appropriate field.

Roles and Responsibilities

  1. Undertake site visits to value construction costs and ensure contractor billings are not overstated.
  2. Review change orders and monitor progress against schedule.
  3. Prepare payment certificates for monthly and interim applications, and release of holdback in accordance with the Lien Act.
  4. Review and summarize documentation required in the Lender's terms and conditions, including Architect's Engineer's conformity reports, Tarion reports, geotechnical and environmmental information, City approvals (site plan agreements and building permits), bonding and builders risk, and wrap-up liability insurance.
  5. Establish cost to comply with any regulatory requirements within and integrate costs into the overall project budget.
  6. Review contractor invoices and applications for payments to verify cost to complete construction loans. Gather and interpret wide range of data relating to cost, quality, schedule, insurance and summarize in monthly draw reports to the Lenders. Make recommendations regarding payment as necessary.
  7. Ensure full compliance with the Construction Lien Act at all times and manage holdback retention and release on construction projects.
  8. Analyze key components and project statistics to generate preliminary reports, estimates and budgets.

Skills and Competencies

Excellent spoken English and written skills, able to read, analyze and interpret data from complex technical documents.

Capable of working with current computer applications and software.

Education and Experience

  • Bachelor's degree from Canadian or foreign University in quantity surveying, building surveying or related field.
  • Professional accreditation (RICS, CIOB, or CIQS).
  • Minimum of 15 years of experience managing multi-million-dollar construction projects.
  • 2-5 years of experience in loan monitoring in the Greater Toronto area.
  • Minimum of 10 years of experience in reading architectural, mechanical, electrical and structural construction drawings.
  • Minimum of 10 years experience reading and reviewing progress against schedule, assessing impact on critical path, and interacting with all levels of stakeholders on multi-million-dollar construction projects.
